One of my fondest memories of the beautiful Brook Highland Subdivision off of Highway 280 was working with a very large and lovely family with seven children. Supervising everything from paint colors to furniture and accessory placement, I was able to turn their house into a home. We became great friends, and periodically, I was asked to help with little updates to their home because of my Interior Design background. When a job transfer occurred a few years later, they were forced to sell their much loved Brook Highland home in a slow winter selling season during an economic downturn. With the advantage of professional home staging, their home sold in only 47 days.

HOW TO BUY THE RIGHT HOUSE FOR YOU IN A GREAT NEIGHBORHOOD

What makes a neighborhood a great place to buy? As a REALTOR®, I cannot stress enough the number one rule for home buying – location, location, location!  Though this is excellent advice, there are also several other important things to consider when choosing the right home for you in a great neighborhood. Because all homes eventually get sold, it is important to keep in mind these factors that will affect resale:

  • Schools
  • Short Work and Shopping Commutes
  • Curb Appeal
  • Number of Bedrooms and Bathrooms
  • General Appearance of the Area
  • Extra Amenities that Make this Neighborhood Stand Out
  • How Fast Homes Are Selling in this Neighborhood
  • Price that You Can Afford

Perhaps you do not have children, have no plans to have children, or your children are grown. If you think that good schools will not affect your property, guess again.  People will sacrifice almost anything to give their children the finest education, so when resale time comes it will be very important to be in a desirable school district.

Distance to work and shopping can make life convenient and pleasant, or add hours of stress, time, and gasoline costs to your day. Buying in an area with quick and easy access to businesses, shopping, entertainment, and schools will increase your enjoyment of your new home, and likely make your home more appealing when it is time to sell.

Always try to buy the home with the most curb appeal on the block. A charming facade will make you smile every time you pull into the driveway, and will be sure to attract home buyers at resale.

Once you are inside the home, be sure it has the right number of bedrooms and bathrooms for the area. Most people agree that a home needs at least 3 bedrooms and 2 bathrooms to live comfortably.

The drive into your neighborhood should have a pleasing appearance of neatly kept homes. How well your neighbors maintain their homes will definitely affect the value of your home now, and in the future.

A great neighborhood will often offer extra amenities such as a swimming pool, tennis courts, clubhouse, golf club, walking trails, and community parks. The universal appeal of these “extras” will make a home with great amenities more fun to own.

A good sign that your neighborhood is a great one is how quickly and consistently homes sell in your area. Check recent home sales before you buy. Even in an economic downturn, homes in a great neighborhood will sell if priced competitively.

After location, the most important factor to consider when making a home purchase is how comfortably you can afford the price. If every month is a struggle to make your house payment, you will never be able to truly enjoy your home, so never buy more house than you can afford. Job changes and temporary times of unemployment are sometimes a fact of life, so plan ahead to keep your mortgage payment reasonable enough to allow for savings for a rainy day.

Follow these guidelines to home buying, and you will find the right house for you in a great neighborhood!

WHAT IS A BUYER AGENCY AGREEMENT ?

shannon-holmes-011_ppac7A buyer agency agreement is a contract between a Broker/REALTOR® and YOU, as the buyer, which says that when negotiating a purchase, the Broker/REALTOR® will represent YOUR best interests, and will provide you with ADVICE and KNOWLEDGE that will help you make the BEST decision when it is time to make an offer.  Without this contract, the REALTOR® always represents the seller.  I choose to always work in your best interest. Do not worry.  There is no fee for this until we get to closing.  A nominal fee of $100 for homes selling up to $100,000, and $250 for homes over $100,000 will be charged by RealtySouth.  This will be part of the closing costs, and I will ask that the SELLER pay this for you.  Depending on the type of loan that you get, this fee may not apply at all.  If I do not find you a home, there also will be no charge.

Another aspect of the buyer agency agreement is how the buyer is responsible to the agent.  The terms of the contract are negotiable at the time that the agreement is signed.  If you feel that you have chosen the right agent, then a period of 6 months to 1 year would be a reasonable time frame to agree to work with me to allow plenty of time to find the perfect home, and get the loan closed.  If you are still a little uncertain, make it for less time, or for one specific property only.

ALABAMA LAW REQUIRES THAT ALL BUYERS KNOW HOW THEY ARE BEING REPRESENTED IN EACH REAL ESTATE TRANSACTION.

Loyalty to me as your agent for a specified amount of time will make my job much more effective and efficient for YOU.  If you feel that you have good chemistry with me as your agent, then give me your loyalty, and I will work diligently to meet your home buying needs.  This is my profession, and I want to always negotiate the BEST PRICE and BEST TERMS that I am able for YOU.  Only as your BUYER AGENT will I be able to do so.  My goal is to give my buyer clients the most positive experience they can have because referrals are the heart and soul of my business.

If you prefer to hit the track yourself, then a trip to the Barber Motorsports Track, and also the Vintage Motorsports Museum, might be fun.

Hunting, boating, and fishing enthusiasts are certain to enjoy the new Bass Pro Shop, which recently opened in Leeds.

Because of our wonderful climate, tennis is very popular in our area.  In fact, Birmingham just hosted the prestigious Davis Cup at the Birmingham Jefferson Civic Center.

Birmingham has also previously participated in the Olympics when Regions Park served as a satellite venue for soccer during the 1996 games in Atlanta, which is only about 2 hours away.

With the  Regions Charity Classic, which is the #1 Champions Tour event, being hosted each year at Ross Bridge, and the Robert Trent Jones Course at Oxmoor Valley, high quality public courses are available for golfers.  Numerous other beautiful golfing venues can be found throughout the area, both public and private.

The SEC Baseball Championship is played here each spring at fabulous Regions Park in Hoover. The Birmingham Barons minor league team, affiliated with the Chicago White Sox, calls this their home field.  Their most famous former player is Michael Jordan.

Hoover High School’s Buccaneers football team of MTV’s TWO-A-DAYS,  also plays most of its big games at Regions Park.  Once again, the mighty Hoover Bucs brought home the Alabama High School 6-A State Championship for 2009, with a 14-1 record

Only 45 minutes away, Bryant-Denny Stadium in Tuscaloosa, was host to the 2010 Iron Bowl, one of the biggest football rivalries in the nation, between theAuburn Tigers and the Alabama Crimson Tide.  Alternating between Jordan-Hare Stadium in Auburn, Alabama, (about 2 hours from Birmingham), and Tuscaloosa , most Birmingham residents would agree that the Iron Bowl is the biggest sports day of the year in the state of Alabama.  Jim Caple of ESPN has placed the Iron Bowl at #38 on his list of 101 THINGS ALL SPORTS FANS MUST EXPERIENCE BEFORE THEY DIE.  True to its reputation, the 2010 Iron Bowl had another legendary finish, with  Auburn University narrowly defeating the University of Alabama. Riding on this game was the SEC Championship, which Auburn won, and a shot at the 2010 National Championship.

The 2010 Heisman Trophy winner is Cam Newton of Auburn University.

The SEC Champions for the 2010 season are the Auburn Tigers.

The 2010 BCS National Champonship played on January 10, 2011 in Glendale, Arizona was won by Auburn University with a score of  22 -19.  Congratulations Coach Gene Chizik, and the mighty Auburn Tigers! Only one other time in history has a state had back to back National Championships. The retiring National Champions were the Alabama Crimson Tide.

In 2011, the Crimson Tide of Alabama came back to win the National Championship for the second time in 3 years.

Birmingham, you may want to visit theAlabama Sports Hall of Fame.  With such sports giants as Joe Louis, Willie Mays, Paul “Bear” Bryant, Bart Starr, and Heisman Trophy winners Bo Jackson and Pat Sullivan, a trip to this museum should be a special treat for the avid sports fan. 

Other local area teams such as the UAB Blazers and the Samford Bulldogs, currently being coached by Pat Sullivan, provide even more enjoyment of college athletics.

With nationally ranked collegiate teams in nearly every sport from gymnastics to football, and the high level of high school athletics as well,  the Birmingham area has much to offer in the way of sports.

Whether as a participant, or a spectator,  opportunities abound for sports fans in Birmingham, Alabama. Move here and you, too, will catch the excitement!
