Mountain Brook, Alabama is at its most beautiful in Springtime, with the beauty of flowering dogwood and azaleas sprinkling the wooded setting. Realtor Shannon Holmes of RealtySouth recently took a walking tour of one of her favorite Mountain Brook areas, snapping pictures of beautiful homes and scenery from Jemison Park along Mountain Brook Parkway, and up Overhill Road to Guilford, Hastings, Sussex, and Balmoral Roads. Notice the different architectural styles of the city.

This Mountain Brook Colonial is a well known former Birmingham Symphony Decorator Showhouse situated along Mountain Brook Parkway next to Jemison Park. Sidewalks lead past this beautiful home as part of the walking trails in the city.

The Mill is another familiar site across from Jemison Park. Built in the 1920′s as a replacement for the original grist mill burned during the American Civil War, this replica is now a charming private home.

Birmingham, Alabama Real Estate Expert Shannon Holmes of RealtySouth was recently interviewed about Mountain Brook, Alabama by New York Times reporter Venessa Wong for Bloomberg BusinessWeek. Interested in information on “America’s Most Expensive Blocks”, Realtor Shannon Holmes was asked to discuss the Mountain Brook, Alabama area, where the per capita income is one of the nation’s highest.

Part of the discussion centered on the charm of the city, and the beautiful iconic architecture from the 1920′s to the 1940′s. The homes along and above Mountain Brook Parkway, in the section which includes Overhill, Guilford, Southwood, Hastings, and Balmoral Roads contain nearly every style of home considered to be most desirable for the wealthy. These include Tudor and French castles, Mediterranean villas, Georgian mansions, and Greek Revival homes set in park-like settings. Many of these homes have been lovingly restored, updated, and increased in size to accommodate the modern family. Although some may disagree, this was the area chosen as most indicative of Old Mountain Brook.

Also discussed, were the long boulevards of high end housing along Cherokee Road and Old Overton Road, as well as the areas around Birmingham Country Club and Mountain Brook Club.

When discussing newer homes built in the last 20 to 25 years, Shook Hill Parkway was mentioned.

With street names such as “Memory Lane” and “Easy Street”, the lovely homes of Mountain Brook carry a charm and cache’ all their own.

YouTube Preview ImageI believe that it is very important for home sellers to understand the buyer’s market that we are now experiencing by giving those who wish to list their homes my very best advice. As a real estate expert in the Birmingham, Alabama areas of Mountain Brook, Homewood, Vestavia Hills, Hoover, Inverness, and the Highway 280 Corridor to Chelsea,  I believe that it is a huge mistake to list your home at a price above what the current market will bear.

Price is currently driving the market, and everyone wants a bargain. To be competitive and have serious traffic  through your home, the listing price must be what the current market reflects, regardless of what homes sold for in your neighborhood several months ago.

Remember, when you want to buy your next home you will get the same great prices from the other side of the transaction. Try to be realistic if you must sell your home now. We cannot control the market, but we can control the price!

HOW TO PRICE YOUR HOME FOR SALE

shannon-holmes-011_ppac8Whether selling your home in Birmingham, Hoover, Vestavia Hills, Homewood, Mountain Brook, Inverness, or the communities along the Highway 280 Corridor to Chelsea, it is important to correctly set the price for your home in order to make your home competitive with other properties in the area.  That is why you need the professional advice of REALTOR® Shannon Holmes, who will provide you with the necessary information to correctly price your home for the maximum return. Several things must be considered when pricing your home :

  • how well the home has been maintained
  • any improvements or repairs that need to be made
  • how quickly that you need to sell
  • and most important of all, the current market conditions.

The market value of a home is generally considered to be the price at which it would sell, as it sits in its current condition, in a time frame of about 30 to 120 days.

If the asking price of your home in Birmingham, Hoover, Vestavia Hills, Homewood, Mountain Brook, Inverness, or the communities along the Highway 280 Corridor to Chelsea should be too high, then these factors could come into play:

  • A decrease in the pool of buyers for your property may occur by placing it out of reach for buyers that might have been interested had it been fairly priced.
  • Your home might be used as an unfavorable price comparison with another property that is more reasonably priced.
  • You will most likely limit the number of showings because other REALTORS® may consider it a waste of time, effort, and gas to bring clients to a home that is out of line with the rest of the neighborhood.
  • Your home will become “shopworn”, and people will wonder why it has not sold.
  • After sitting on the market for what is perceived to be too long, a homeowner will most likely have to reduce the price of the house, perhaps to an even lower level than if it had been correctly priced all along.
  • An appraisal is nearly always required when purchasing a home in Birmingham, Hoover, Vestavia Hills, Homewood, Mountain Brook, Inverness, or the communities along the Highway 280 Corridor to Chelsea.  If the appraisal comes in for less than the amount of the contract, then the agreement becomes void, and negotiations will have to start over.  At that point the buyers may decide to walk away, even if the sales price is adjusted to match the appraisal.  What a waste that would be!

In the end, a correctly priced, well-maintained home is more likely to bring a quicker sale, and for more money. That is why the good advice of a REALTOR® like Shannon Holmes can prove invaluable.
